When people think about mortgage renewals, they often wait until the renewal letter shows up from their lender. By that point, it can feel rushed, stressful, and like there aren’t many options.
The reality is, you don’t have to wait. We should already be looking at the renewal if your mortgages is renewing in June!
You can start working on your renewal months in advance — and in many cases, that extra time can make a big difference.
Why Start Early?
For some people, a renewal is straightforward. You just want to make sure you’re getting the best rate possible and move on. But for others, a renewal can be an opportunity to improve your overall financial situation.
You should be exploring options like:
- Finding a better rate with another lender
- Consolidating debt into your mortgage to improve cash flow
- Adjusting your mortgage to better fit your current life situation
You don’t have to commit to anything right away. It’s simply about understanding what your options are before you feel pressured to sign.
What If Rates Change?
A common concern is, “What if rates drop after we start looking?”
If rates go down before your renewal date, you do get the lower rate.
Time to Work on Your Credit
One of the biggest advantages of starting early is the time it gives us to work on things that may affect your approval.
If your credit is slightly below where it needs to be to qualify with an A lender, having a few months to improve it can open up much better options. If you leave it until the last minute, there’s often not enough time to make meaningful changes.

Mortgages aren’t something most people enjoy dealing with (except me of course!). But a renewal doesn’t have to be overwhelming.
